No. You receive the vendor’s actual invoice, and all fees are disclosed upfront. Invoices and receipts are included in your monthly owner statement.
Owners receive detailed monthly financial statements by the 7th of each month, a year-end summary for tax preparation, and access to an owner portal where you can generate a variety of reports at any time.
Requests are submitted through the mobile app or online portal — with real-time status updates — or by contacting their property manager directly by phone or email.
We use monitoring services and proprietary software to proactively identify complaints, violations, and regulatory changes directly from NYC sources — so your property remains fully current at all times.
We begin with a property assessment to understand your building’s needs. Once agreements are signed, we develop an onboarding plan to assume operations — most owners are fully onboarded within a few weeks with minimal involvement on their end.

Once your tenant’s rent is received, your draw is processed the next business day and usually arrives in your account within 1–2 business days.
We follow your bylaws, lease agreements, and applicable laws, escalating systematically: late fees, legal interest, email and phone outreach, certified mail, and lien exploration if necessary. Every step is thoroughly documented.
Building management includes an initial walkthrough and monthly inspections. For rental unit management, inspections can be included in a service plan or added as optional a la carte services.
Porter services, billed separately, cover common area cleaning and light maintenance. Sidewalk and street-edge maintenance is included.
Porter services manage all garbage and recycling collection, including bin placement and returns.
